Handling contract issues

Key information in a contract includes the following.

  • The contractor’ name, address, phone number, and license number.
  • Detailed information on all project materials, such as the model, brand name, size, and color.
  • Detailed information about the start date and milestones for the project.
  • Detailed information stating project milestones and listing the total price, scheduled payment, and cancellation penalties.
  • Appropriate warranties covering materials and workmanship for a minimum of one year. Specify whether the warranty is either “full” or “limited” and list the name and contact information of whoever will honor the warranty (contractor, distributor, or manufacturer).

  • A list of questions to ask your contractor
  • Your contract, pre-construction agreement, and construction schedules
  • Construction specifications and change orders
  • Your budget and cost estimates
  • Construction drawings and plans, including a reduced copy of your plans to take with you when shopping for materials, products, or appliances
  • Correspondence between you and your contractor
  • Other correspondence or agreements with third party participants
  • Lien releases
  • Before and after photos for resale, and insurance purposes

Note: The State of Oregon requires that contractors be licensed, bonded, and insured. You can verify this by contracting the Construction Contractors Board to confirm that the contractor’s insurance coverage meets minimum requirements and that the contractor has no open claims files.
