When remodeling your home, securing the right financing is fully as important as picking the best remodeler to see your project through to completion. I have been writing construction loans for more than 11 years and know first-hand how best to structure a loan to benefit you the most.
As a broker, I have many different sources of bank funding for your remodeling project. This approach offers you many possibilities for tailoring your loan to your needs. A “one size fits all” loan is not the best approach for remodeling projects. Because each project is unique and often the financing package is, too. Most banks no longer specialize in construction lending through their retail branches. Instead, they work with brokers like me with wholesale rates, since brokers have the knowledge and experience to complete each loan correctly and in a timely manner.
I will work with you and for you, one on one, to forge the best loan package available for your financial situation. Because I am a broker, I use bank wholesale rates – not retail rates. You will not be confined to a bank that offers only one product (typically a home equity loan) that uses only the current value of your home and offers only one mortgage rate – no other choices are available. This approach can stop your remodeling project in its tracks, before it even gets started. Whether you are contemplating a modest remodeling project or an ambitious whole-home rehab or demolition and rebuild, I will help you secure the kind of financing that will best suit your remodeling purpose with the correct amount of financing, making sure the plans, description of materials, and appraisal are cohesive and correct for the lender and that the builder is approved with the lender we will use to fund the loan.
My job does not end with the loan closing. I continue to act as a liaison for you, the remodeler, and the bank. This builds a sound financial partnership and ensures that draw requests are funded in a timely manner for paying the remodeler and their sub-contractors and that your loan rolls over to the rate and term you initially selected for the permanent financing, when the construction project is complete.
